You are hereby notified that the above styled Adoption action, which seeks the termination of the parental rights of James Ryan Co and any other person claiming paternity, was filed against you in said Superior Court in Wayne County, Georgia on the 7th day of August, 2025.
A hearing is set in this case to terminate all rights you may have in the child on the 4th day of February, 2026 at 9:30 a.m., at the Wayne County Courthouse in Jesup, Georgia. Pursuant to O.C.G.A. § 19-8-12(e), if you fail to appear and show cause why your rights should not be terminated you shall lose to the child and will neither receive notice nor be entitled to object to the adoption of the child, unless, within 30 days of receipt of such notice you file:
1. A petition to legitimate the child pursuant to O.C.G.A. § 19-7-22 as a separate civil action;
2. Notice of the filing of Petition to legitimate with the Court in which the action under this code section, if any, is pending; and

Under and by virtue of Power of Sale contained in Security Deed from Brian Keith Cason to 21st Mortgage Corporation, dated July 28, 2020, filed for record August 6, 2020, recorded at Deed Book 576, Page 558, Appling County, Georgia Records, in the original principal amount of $164,851.75 aforesaid records to secure the obligations of Grantor to Lender as set forth in a Promissory Note (“Note”) of even date as amended, modified, or revised from time to time, with interest at the rate specified therein, there will be sold, by the undersigned at public outcry to the highest bidder for cash, before the Courthouse Door at APPLING COUNTY, Georgia, within the legal hours of sale on the first Tuesday in March 2026, the following described property:
All that tract or parcel of land situate, lying and being in Land Lots 171 and 198, 2nd Land District, Appling County, Georgia, being 3.00 acres, more or less, as shown on a Plat of Survey of the subject property prepared by M. Said Plat and the reference thereto are incorporated herein for a more accurate description of the property herein conveyed.

Said legal description is controlling however, the property is commonly known as 858 Bethel Freewill Road, Baxley, Georgia 31513 a/k/a 840 Bethel Freewill Road, Baxley, Georgia 31513.

The indebtedness secured by said Security Deed has been and is hereby declared due because of default under the terms of said Security Deed and Note, including, but not limited to, the nonpayment of the indebtedness as and when due. The indebtedness remaining in default, this sale will be made for the purpose of paying the same, all expenses of the sale, including attorneys’ fees and other payments provided for under the terms of the Security Deed and Note.
Said property will be sold subject to the following items which may affect the title to said property: all zoning ordinances; matters which would be disclosed by an accurate survey or by inspection of the property; any outstanding taxes, including but not limited to, ad valorem taxes, which constitute liens upon said property; special assessments; and all outstanding bills for public utilities which constitute liens upon said property; To the best of the knowledge and belief of the undersigned, the party in possession of the property is Brian Keith Cason, and /or tenant(s).

Notice is hereby given that on November 3, 2026, a non-partisan election will be held to elect 1 supervisor(s) for Appling County in the Altamaha Soil and Water Conservation District. District Supervisors serve as unpaid state officials who represent their counties in support of soil and water conservation activities.
March 6, 2026, is the last day on which nominations for candidates for the election will be accepted. The signatures of at least 25 qualified electors of the county are required to nominate a candidate. Candidates must also be qualified electors of the county.
