By virtue of the Power of Sale contained in the Deed to Secure Debt from CHIQUITTA BAUCOM to FNB SOUTH, N.A., dated June 8, 2005 recorded in Deed Book 404, Page 462-468, Clerk’s Office, Appling County, Georgia, there will be sold by the undersigned at public outcry to the highest bidder for cash before the courthouse door at Appling County, Georgia, within the legal hours of sale on the first Tuesday in the April, 2015 following described property:
All that tract or parcel of land lying and being in Land Lot No. 477 of the Second Land District of Appling County, Georgia, consisting of 2.58 acres, more or less, being more particularly described as follows: Commencing at the northeast corner of said Land Lot, thence south 76 degrees 42 minutes 46 seconds West 2243.90 feet to a point; thence South 04 degrees 51 minutes 54 seconds East 238.20 feet to the POINT OF BEGINNING; thence south 04 degrees 51 minutes 54 seconds East 238.20 feet to a point on the eastern right of way of Spring Branch Church Road; thence along and with said road right of way North 04 degrees 43 minutes 51 seconds West 244.51 feet to a point; thence South 89 degrees 41 minutes 08 seconds East 466.86 feet to the Point of Beginning.
Said property being more particularly shown and described as Tract 2 according to a survey and plat thereof by Merlin J. Tomberlin, G.R.L.S. No. 2477, dated August 5, 1996, recorded in the Office of the Clerk of Superior Court of Appling County, Georgia, in Plat Book 14, Page 126, and incorporated herein for all purposes.
This being the same property conveyed from Emma Lee Stone to Johnny Baucom and Chiquitta Baucom by deed dated September 5, 1996, recorded in the Office of the Clerk of Superior Court of Appling County, Georgia, in Deed Book 296, page 159; Johnny Baucom having quitclaimed his interest to Chiquitta Baucom by deed dated May 17, 2005, recorded in Deed Book 403, Page 507, said records.
Together with any and all improvements located thereon; including a 1985 Guerdon Mobile Home, Title #s 774000051658072 and 773999051653072.

Said Deed to Secure Debt having been given to secure a note dated June 8, 2005 in the original principal amount of $26,660.96 and a note dated June 24, 2014 in the amount of $23,265.34 with interest from date at the rate as specified therein
The debt secured by said Deed to Secure Debt has been and is hereby declared due because of among other possible events of default, failure to pay in accordance with the terms of said notes. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of the sale, including attorney(s fees.

The above described property will be sold subject to unpaid state, county and city taxes to the highest bidder for cash and the proceeds will be applied to said indebtedness and the lawful expenses of said sale as provided in said security deed and a conveyance will be made to the purchaser at the sale as authorized by said security deed.
