Under and by virtue of the power of sale contained in that certain Deed to Secure Debt from Alan Spikes and Amy Spikes to Mortgage Electronic Registration Systems, Inc. as nominee for SunTrust Mortgage, Inc. in the original principal amount of $198,000.00 dated 11/23/2004, and recorded in Deed Book 397, page 582, Appling County records, said Security Deed being last transferred and assigned to SunTrust Mortgage, Inc. in Deed Book 493, page 353, Appling County records, the undersigned will sell at public outcry to the highest bidder for cash before the Courthouse door in said County, during the legal hours of sale, on the first Tuesday of April, 2013 by SunTrust Mortgage, Inc., as Attorney-in-Fact for Alan Spikes and Amy Spikes the following described property:
All that tract or parcel of land situate, lying and being in the Second Land District of Appling County, Georgia consisting of 5.405 acres, more or less, of Land Lot No. 86 being described as follows: Commencing at an established point on the southeastern edge of what is known as the Old Alma Highway, being where the northern boundary line of B. Crews intersects the southeastern edge of said road, thence North 39 degrees 18 minutes East along the southeastern edge of said road for a distance of 525 feet; thence South 62 degrees 42 minutes East for a distance of 318 feet; thence South 75 degrees 42 minutes East for a distance of 325 feet; thence South 19 degrees 02 minutes East for a distance of 184 feet to the northern boundary line of the lands of B. Crews; thence West along the northern boundary line of lands of B. Crews for a distance of 1000 feet to the Point of Beginning.
Said tract of land is bound now or formerly; northwesterly by the Old Alma Road; northeasterly by lands of Ralph Deen, a line being established as shown on the hereinafter referred to plat; and southerly by lands of B. Crews.
Said tract of land is more particularly described in accordance with survey and plat thereof by David Hutto, Surveyor, recorded in Deed Book 147, Page 380, Appling County, Georgia Deed Records, which is incorporated herein and made a part hereof for descriptive and all other legal purposes.

The indebtedness secured by said Deed to Secure Debt having been declared due and payable because of default in the payment of the indebtedness secured thereby, this sale will be made for the purposes of paying the same and all expenses of sale, including attorney's fees, (notice having been given as provided by law).
The property will be sold as the property of Alan Spikes and Amy Spikes subject to the following:
(1) all prior restrictive covenants, easements, rights-of-way or encumbrances; (2) all valid zoning ordinances; (3) matters which would be disclosed by an accurate survey of the property; (4) the outstanding ad valorem taxes and assessments, if any; (5) unpaid water and sewage bills, that constitute liens against the property, whether due and payable or not yet due and payable; and (6) matters of record superior to the security deed first set out above.
SunTrust Mortgage, Inc. holds the Note and referenced Security Deed and services the loan on behalf of Federal National Mortgage Association, the current owner of your loan. Pursuant to O.C.G.A.
