Under and by virtue of the power of sale contained in that certain Deed to Secure Debt from Lucy K. Page to Mortgage Electronic Registration Systems, Inc. in the original principal amount of $86,000.00 dated 04/30/2008, and recorded in Deed Book 448, page 421, Appling County records, said Security Deed being last transferred and assigned to CitiMortgage, Inc. in Deed Book 489, Page 275, the undersigned will sell at public outcry to the highest bidder for cash before the Courthouse door in said County, during the legal hours of sale, on the first Tuesday of September, 2012 by CitiMortgage, Inc., as Attorney-in-Fact for Lucy K. Page the following described property:
All that tract or parcel of land situate, lying and being in the Second Land District of Appling County, Georgia, consisting of five (5) acres, more or less, of lot of land No. 299, being now or formerly bound: Northerly by Union Camp Corporation; Easterly by lands of York Reynolds, lands of Charles Beecher and lands of Alton Griffin; Southerly by what is known as Zoar Road, and Westerly by lands of Richard Williams. This is the tract of land described in a deed from Richard Williams to Algerie Johnson and LeRoy Page by Warranty Deed dated March 7, 1970, recorded September 21, 1970, Deed Book 142, Pages 217-218, of the Deed Records of Appling County, Georgia, and is more particularly described in accordance with the courses, metes and bounds of a certain survey and plat thereof by A.T. Beach, Surveyor, dated March 2, 1970, referenced to in and recorded along with said Deed.

The indebtedness secured by said Deed to Secure Debt having been declared due and payable because of default in the payment of the indebtedness secured thereby, this sale will be made for the purposes of paying the same and all expenses of sale, including attorney's fees, (notice having been given as provided by law).
The property will be sold as the property of The Aforesaid Grantors subject to the following:
(1) all prior restrictive covenants, easements, rights-of-way or encumbrances; (2) all valid zoning ordinances; (3) matters which would be disclosed by an accurate survey of the property; (4) the outstanding ad valorem taxes and assessments, if any; (5) unpaid water and sewage bills, that constitute liens against the property, whether due and payable or not yet due and payable; and (6) matters of record superior to the security deed first set out above.
CitiMortgage, Inc. holds the Note and referenced Security Deed and services the loan on behalf of Federal National Mortgage Association, the current owner of your loan.
